Virtual staging vs physical staging: cost, speed and when to use each

Physical staging puts real furniture in the home and costs a median of $1,500 with a professional service, according to NAR’s 2025 staging report. Virtual staging adds furniture to photos only, from $0.25 per photo with AI. Use physical staging when buyers will tour a vacant home in person and the budget allows; use virtual staging to make empty rooms understandable online, labeled as staged.

Side by side

  • Cost: about $1,500 median for professional physical staging; AI virtual staging from $0.25 a photo, human-edited around $16 to $30 an image.
  • Speed: physical staging needs scheduling and delivery; AI staging takes minutes.
  • In person: only physical staging is there when buyers walk in.
  • Disclosure: virtually staged photos must be labeled under most MLS rules and some state laws.

Why staging matters

In NAR’s 2025 Profile of Home Staging, 83% of buyers’ agents said staging made it easier for buyers to visualize the property as their future home. Virtual staging brings that benefit to the online listing, where most buyers first see the home.

A practical mix

Many agents virtually stage the empty rooms in photos and, where budget allows, physically stage the main living space for showings. Keep an unstaged original of every staged photo.
